There's no need to update until Intuit no longer supports it, that's usually a few years.

That's what my intuition has told me from the start, but it's been hard to look away because of the attractive financing.  

I have been in the rehab and remodel game for 25+ years so this market appeals to me as I understand the flip process intuitively.

My second, letting him sell me on the land contract (more money than other offer once the residual was paid, residual income, satisfied neighbors due to house being renovated, etc) instead of me listening to my intuition, and dealing only with cash offers—even if they were a little less.

Many brokerages require ID before you go looking.also in todays world you dont drive anyone around you meet them at the house.open door step back and wait at the door dont follow them through the house. etc.your brokerage should have some best practices to follow. but at the end of the day use your intuition and follow it.

Any one with a good intuition on this subject could help clear my mind as to which would be a better investment whether it's long term or short term.
