You obviously know it’s a low appraisal and you are obviously okay with paying $260k for the property, now I’m not saying to massively overpay for the thing but how would you feel if the Seller just laughed at your counter of $140k and instead just dropped the price to $239k and it flew off the shelf?

Some things stay the same (we tend to use off the shelf cabinets from Lowes) and LVP (from Home Depot) and then see what the builders closeout stores have for other items which are often 50% + off.

In the Museum District of Richmond Va I've found a multifamily (4 units) property on a good size lot for that area that has a back ally access with a good size back yard and no garage like most of the neighbors have.Please some one well versed in Commercial properties and multifamily tell me if I'm on the right track with this line of thinking..My approach is to buy the property using A conventional residential financing and build a garage with an upstairs apartment, making the grand total number of units on the property a fabulous Five.. which is infinitely more in the eyes of Lenders because a 5 unit property is considered a Commercial Space.

It's going to be hard to justify the investment now :)If your long term goal is to invest in more properties it is certainly worth it to invest in a solid property manager.Your time as an investor is infinitely better spent analyzing markets and deals.

This isn't easy, but finding great deals with owner-financing or subject 2 (where your cash out of pocket is very low, and your returns are nearly infinite) or using more active strategies like flipping or arbitrage (where you are increasing your capital position) can allow you to generate returns well above more simple and passive strategies.
