You said it also effects your income till it's done so that would be another reason not to add another currently 

Hi Chris, I know you're looking beyond Ohio right now, but I have some investors doing incredibly well with STRs here in Columbus OH.

I can’t say I disagree with the analysis, just think (I’m sure this will sound incredibly stupid in the future) ultimately bonds and mortgages are likely to trade in a very narrow band the next few months, without a really nasty recession I find it hard to see them getting much below the 3.75% they hit Monday, I also think the Fed wants to keep the number below 4.25% because while I don’t think the economy is in a recession or anything it’s clear to me and I think the Fed as well l, that the economy probably can’t handle another year of rates above that, they will lower rates & possibly even taper qt to achieve that outcome.

Continuous participation.This is great if you are talking about an SMB with effectively connected Real Estate.Note rental activity is considered passive unless you meet the RE Pro threshold of 750 hours and more than 1/2 your time.This is the conundrum for passive real estate investors.If you have a full-time job or a large, time-consuming business it can be difficult or impossible to qualify.A huge loss from depreciation if you have one LP investment isn’t going to do anything for you.

The way I read that clause, if you and the landlord cannot agree on what rooms to paint and the painting is not complete within 3 months then that clause does not take effect.

I will say though, based on every point you've tried to make before this your credibility and ability to tell if a PM is good or not is incredibly questionable.

I wish I could find someone local that I could sit down with, like the old days, and pick their brain on how to effectively edit and upload videos to YouTube.
