I'd also start the marketing process 30-45 days before current tenants move out in most cases - it just seems easier to re-let a place that is currenlty occupied than one that's been sitting empty for a while for some reason. 

In my personal experiences a lot of structural items start with bad drainage.

It will be a while before the negative equity starts to be recovered.  

Sellers who were holding out are starting to adjust, especially for cash or creative terms.
