Cash flow is tough right now, as you probably know from podcasts, articles, running your own numbers...but not totally impossible.

However if you're looking for cash-flow right out of the gate I'd say there are cities that would be better suited for that on your list but not impossible to come by out here -- really just depend on your goals. 

It's almost impossible to BRRRR now but you can do "soft" BRRRR's to keep the locomotive going.

You're talking needing plans, architect drawings, engineering study, a zillion permits and inspections.I just don't see a lender lending on this kind of deal without that person having major experience that includes some ground up or extensive rehab work.If you wanna "break in" to the financing world, it is not impossible at all. 

You need a qualified and reliable builder (almost impossible for a new investor to find).

They were promising to find me 60+ leads in my home market every week which is just impossible because even if I stretched out my home market to be a 100 mile radius there would likely only be maybe 10-15 new properties coming in the market in one week during the busiest month of the summer season.

We are trying to focus on some nicer areas which makes any positive cashflow impossible.
