While you have a bidding war to lose, you also could potentially lose a good bit of upside if the market drops between now and Spring.If gambling and trying to time the market is something you want to try, I recommend you hold off until next winter after the election, hope that there is a major change in which parties are elected, and then take advantage of the influx of new politicians and their staffs to DC (who will be looking for places to live).Of course, I believe that's a bad decision as well.

A seller is looking at doing owner financing.I would be wrapping his note.Property insurance is not escrowed so that causes fewer issues.Sellers main concern is that we owner finance and in say 3 years I get tired and just give the property back to him.I am putting nothing down which he is fine with.Looking for thoughts and ways to make him feel comfortable with this issue.He owns other classes of assets besides apartments and is focused on them.I already own a bunch of other buildings in the area and told him I have staff on site so it wouldn't be an issue.This is for a quad building.Many investors buy with one thing in mind and then sell to you down the road for other reasons.Since I am a commercial broker I have multiple exit strategies already planned out for the property.

This is a process most commonly between competing brokers on behalf of their agents discussing issues such as what there a coop fee, who showed the home and when, were there any signs of abandonment or estrangement by either parties and a multitude of other factors that only a fair impartial hearing panel would be used to determine if the rules set out by the Nat' Assoc. of Realtors are properly followed.Close the transaction, get your home sold, and thrreated to sue any Realtors for totious interference if any of them threated to hold up the sale unless you pay them a fee over and above what you have already agreed to in writing.
