I think I have been way too focused on the market numbers and losing focus on the regulations and realizing great properties can exist in places outside of Joshua Tree, the Smokies, and beach hotspots where so many investors flock.

Also Colorado is a hot spot with over 10,000 people per month registered as new Colorado residents.Most can't afford Denver, and Colorado Springs is getting up towards Denver prices.
