It can broaden your market of prospective renters rather than hinder it.Advertise the unit as accessible only if it meets all the criteria for being labeled as such.

So as where a typical commercial property is bringing in 1stream of revenue for what is was built for, the one I'm working on, has the ability to bring in 2 more streams of revenue without hindering the first.  

Also, does the preexisting relationship hinder investing in such a note once it is sold?

At that point, the loan is not hindering you from building other sources of income that will have a long-term impact on your finances and contribute to paying down the loan in the future.
