Its my first potential commercial renter.need some averages or source for averages.1st floor, 2 office space, with half bath, kitchenette, on main st small town, with heat, water, electric included.modern 850 sqft office with 1000 sqft dry basement. parking, plowing, etc included. local realtor said all utilities incld avg on busiest road is $13-14 sqft.how accurate is website reonomy?

I took a lot of heat in several online forums for my asking price.... and in the end Ive got two great tenants that are respecting our properties, paying rent (on time too), have JOBS, and a credit profile that indicates they will actually be able to afford AND continue to PAY.It takes time - dropping your price will open the doors to more marginal candidates... screen as usual (consistent too).

As a part of our construction, we had several inspections and they signed off that we have complied with all laws required for single family residences  - the extra kitchen does not have an additional heating source (stove), all spaces are connected on the interior, and we have a single electric & water meter.

Just as a side note, the stovetop pizza makers use baking stones on the interior to hold heat better and radiate it back out to the food.
