Look for neighborhoods where there are lots of people with bad hats and bad facial hair.

Neighbors can have legitimate complaints or they can make up stuff out of jealousy or for political reasons to cause you headaches.

You have $606 after tax dollars to spend on the rest of life's expenses, including investing, buying flowers for your significant other, cell phone bill, water/electric/vehicle expense/food/childcare/hair cuts/vacation. 

(Don't buy stuff just for the sake of lowering your tax bill, it's not worth it)

JV is more of an alignment of interests, not to mention all the money you save on the ancillary stuff.. but not all JV's are good either its finding that partner and structure that works well for all...

You can also network with commercial agents and sign non-exclusive representation agreements for the stuff they bring you.  

The .5%-5% are hesitant as the REI profile is as disastrous as they've seen and they keep  reading stuff from pre-covid to judge the analysis and we all know that won't materialize.Then for 5-15%  is nervous cause the COL has jumped in their face, plus the aforementioned issues.
