Take pictures of everything before you gut, save all materials. 

Now a $50k duplex is going to be either a complete gut (which doesn't appear to be what the OP is looking for) or in a rough area. 

If we were to actually gut and remodel, we'd probably end up breaking even.I think this would work well in a higher end complex (walk to lifts, nicer amenities, etc.), where it is naturally attracting a crowd looking for luxury.

Hi Aaron, Greeting from Golden, CO.Your gut is correct, don't refinance your house unnecessarily. 

It needs some work but it's not a gut job by far.

There are Churches and volunteers that come in to help people .gut properties.  

Anybody have experience with rehabbing a gutted burned brick house?
