On all my other deals I have never used a bird dog, so I do not know what's appropriate. no idea what is appropriate for bird dog but for a buy and hold or any transaction really 1 to 2k.. and then take that and pay them monthly over 36 months.. and then tell them to go find 20 more.. you have the opportunity here on BP to listen to those with a lot of experience at this and I cant stress enough that minor partners are trouble.. it never works out.. and they will think it was all them and you could have never done it without them.. pay them for what they did but DO NOT put them on title or a member of your LLC.. this mistake cost me a few hundred grand over the last 30 years.. even I can learn from my booboos  but I did not have BP to ask should I have minor partners sounded good at the time.. but then they have an interest and they can then exercise that interest and usually blackmail you into more than you really owe them..

I mean, let's say you find a buyer for it at $35K, you pay roughly 10% in closing costs, realtor fees, etc... you still put a couple grand in your pocket.

Yes....1925 home...been renting for 3 yrs....double rental...2300.00 for house and cottage ...having old piping issues.and some roof situation. ..had lived there my self....had whole house lifted....has gone up 10 percent in value....just at a standstill now....plumbing 1925...not sure but may be looking at 10 grand or more...don't know whether to keep...sell....or use loan of some type....thanks for your inputs....

Just something to keep in mind regarding timing your visits....might want to get there before Fall, lest you get caught in a long escrow and then might have to wait until Spring to find tenants at the optimal rent.While I am in agreement with you that the winter we see a much lower tenant demand I don't see something as small as a slightly longer vacancy period as relevant to making an investment this large.In the grand scheme of an investor's time buying & holding an investment property what time of the month they purchased it 1 time is less than a drop in the bucket.

They are a drop in the bucket in the grand scheme of things but those costs are higher.My calculator runs approx 10 exit strategies and I evaluate it from there.
