I'm not sure what the current appraisal value is, but comps in the area range from $600k to $1M+.

@Timothy Frazier Yes, the only reason to use HML as a down payment is if the property is "mostly turnkey" AND you don't have the funds to renovate AND you have strong CMA comps from a real estate agent that supports that the fact that you are buying a property that is under valued AND your renovations would push that so that you could refinance.

I'm asking because last year I bought an inventory home in Cypress TX that had a $10k discount, however the appraised value of the house came out to be the same as the discounted price :)  

The time value of money still favors acceleration, but only if you have a clear path to eventually utilizing these losses.Don't let your tax savings get trapped in passive activity loss limbo.

Building an ADU is a nice way to add value but you won't get that funded by a lender. 

It doesn't seem this "accelerator program" is offering anything of true value and quite frankly I am surprised someone such as yourself who has 10 years of experience and owns 50 properties would fall for a gimmick.

How did you add value to the deal?

Quick update: I am 3/4 through the landhacker course and I can resoundingly say it has been worth probably 5x the value I paid for it ($2500).
