I got couple properties in Texas but I can tell you with this interest and mortgage landscape it's hard to find a property which will cashflow with 20% down.

...one thought about never, or infrequently driving past your properties, if you don't tend your garden, you'll get weeds, and weeds left unchecked, will overgrow your flowers...

We also increased curb appeal with landscaping (there was ZERO), a ledge-pack driveway, and a fire pit area.

I don't see any line items for landscaping items: grass cutting, annual mulching, cleanup, and snow removal (if you are in an area with snow).

A fixed cost for landscaping if you have a yard.

Just out of La Celle-St-Cloud, Paris the 'cottages' were on a small island & had thatched roofs & the buildings & gardens were very well kept.

We have done about 18 units out of 36 along with the outside and are currently working on the pool area and landscaping.
