Kicking myself for not growing our portfolio sooner but better late than never I guess.Here's the thing - We don't live in the US, my husband is a US citizen but since he hasn't lived in the US for many years he has no credit history.Now comes the fun part - we are in a lot of debt where we live (like $115k in loans).

@Jack B.Check on the NIIT 3.8% if you are REPS that could be excluded but this may add other layers of complexity for other concerns with your tax planning you have a lot of fun stuff to work with.

We killed it during Covid at out lake house as people had a safe place to have fun away from the crowds.

It's a fun business but ever evolving and you get your *** kicked from tenants, owners and then sometimes the town inspectors.

Find someone that thinks tax strategy is more fun then Monopoly.
