Do you want to own your own real estate like an apartment or retail center and create a side business?

It's been so bad here, that I bought an STR in Indiana with another business partner in 2024 because there are minimal opportunities here - unless you have the ability and budget to extensively source off market properties here.  

Like Having a great base of index funds and a fully funded IRA before throwing savings into crypto or the newest AI quantum-powered dog walking business! 

My one suggestion: do not conduct business with anyone (here or anywhere) without having your lawyer and maybe even your CPA reviewing all the paperwork.Also, stay far away from LPs.

To clarify, I have been studying real estate for several years, but have been otherwise engaged in operating  other businesses that my wife and I both own, both as CFO and CEO roles.

My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

It's too important of a role to be done by a moonlighter whose business doesn't rise and fall on it.- Understand what you value . . . do you want to have a phone call from the PM every Friday? 

says he invests note funds into 3 e-commerce businesses and 1 Mastermind business and 1 Business that puts on Broadway Musicals.

How do you like to advertise your business?

I'm still right side up due to getting a deal and finding a tenant who was willing to pay above market rent, but the point is this is a cash intensive business and little things can quickly add up to a lot of expense.
