Good point Jon, I usually try to make it short, sometimes things are more involved and still only scratch the surface.I do skim long posts, those asking a question but first have to tell us how many kids they have, hobbies, favorite dinner, favorite song, color of hair and eyes, not sure if they are asking a real estate question or trying to date someone. ;)I just can't resist mentioning my old buddy from the Sunshine State;@Dion DePaoli LOL :)

Well, I was about to "settle" for one that "only" gives 6% CoC return... only to have my agent tell me I messed up the calculations and the real rate of return is like -13%... so I can't even find a property to "settle" for! Go

Its been awhile and i thought i will give you the folks on here an update.The seller and I went back and forth on pricing, he wanted me to forgo the mortgage contingency and wanted to limit the amount of money he was willing to spend on the work needed to get the CCC.We finally settled on on an "as -is" price where i would assume responsibility for the repairs; close with a temp CCC and use a home style mortgage to get all the repairs done post closing.I kept the inspection clause and have had the house inspected; primarily to determine that the structure is ok.

That is the opposite of how debt strategy works, using debt allows you take more risk in trade for going much faster. you need to do the math more in depth. the snowball with using leverage is much faster to acquire properties, once you're done with acquisition you can start paying things down. this is evident when doing a simple ROI calculator for cash vs leveraged properties. you'll make a higher return on leverage, and assuming you use the assets efficiently, that allows you to buy more, faster. waiting for cash to add up goes very, very slow.
