Hard money is ok but it's really meant for those that can use it as a tool not for those that need to use it an a dependency. 

I think what you meant to say was SOME college degrees provide little in the way of transferable real life skills and SOME degrees cost way more than they provide in value.   

just to clarify, when I say smaller deal i meant $1MM below and larger I meant $1MM to $3MM (what I'm focused on). so even at that larger scale (to me), i'm still mostly dealing with individual sellers instead of companies. 

Kevin - I meant renewable source of energy, not self-sustaining. 

Maybe what they meant to convey was that the current owner cannot make modifications to the building without changing over to the new use zoning .

If you meant the former, then thats why your DTI is screwed up.

You can also click on the little dots on the crime map and it will state what happened i.e. shots fired, trouble with subject, theft, vehicle stolen, burglary etc along with a date.Also, the boundaries of these maps are somewhat fluid.

Having said that, right place at the right time and right tools, so it was meant to be. 

@Oliver Davis I thought you meant having builders risk as opposed to having no insurance, relying solely on your gc’s insurance.
