I'll add 2 more things...since getting my feet wet and gaining the experience of rehabbing an income properties...I'm able to see properties differently and pick up properties that others look over because of fear or lack of experience.

Be aware that most of the sellers on the Internet are crooks who know that emotion and fear make many sales and they are too far away to be confronted and are strangers. 

Bite the bullet and get rid of them now.Yes others will fear monger regarding "service animals".

@Kevin Tuttle OK but the multiple properties that I own are free and clear when a tenant leaves I have no fear I have no mortgage to pay I do my minor repairs find another tenant And go back to making the same return Copy paste repeat buy a new property free and clear find Tennant when they leave no worries I owe nothing other than taxes and insurance at the start of the year

I'm having an irrational fear that there is some impossible to understand IRS language that would allow the IRS to redeem the house with no payment since the current owner would be different from the original purchaser at auction.

Because it was a sheriff sale . many title companies refuses to . but he is aware of that from the begining My whole fear he is wholesaling the property on MLS for double the money I am getting . and he is noy doing any work So far . if hus title does not insure it .

I have no reservations re: true service animal; its the pets who will destroy my asset that i fear.
