Paperwork to be signed is mailed back and forth and we only do our own lease as a formality and an extra chance to go in and check out the apartment to see if we need to fix something.

I use superhide for the walls, but don't mind paying extra for better quality trim, so much less of it gets used. 

This kind of programs takes little longer to close because lender has to take some extra steps to close these loans.

Good stuff to think about, thank you Sebastian.It's cool to see extra replies from time to time on this post as I continue with the ideas.It's interesting, I looked into different DSTs and had conversations but just didn't feel comfortable with what I felt was a lack of control or ability to really know the operators and properties.I also kept running the numbers and just couldn't make 1031s into other properties make sense with the new interest rates compared to what I have now. 

You can of course charge them for the extra days.

GC's are always looking for extra help so it shouldn't be hard to find one who will hire you.
