I want to make sure I do not over extend while jumping from Fix and Flip to STR.

A duplex/multifamily could work but the tenant friendly laws in the bay area have me concerned that an extended eviction process would kill any reserves and risk losing the property.  

Also, make sure that the Liability on their policy extends to you.  

Lincoln Schools extend to the East but there is a bad-ish area here (Bianchi east of Pacific; Cotton Ct, etc.)North of town, east of Pacific (east of Lincoln Village): 95207; reasonably good rental area (Stockton Unified rather than Lincoln) houses from 2/1 through 4/2; apartments, some duplexes up to fourplexes. 

Once mastered, though, and I'm not saying I have at all, it does seem even more passive and easier to extend OOS than rentals.

And one thing for nurses you have to really cater to their unique needs [they take assignment in usually 13 weeks stints and most find short term housing on Airbnb and or Extended stay then look for longer term [lower cost] housing. 

I’m looking at a 5-unit tomorrow that the numbers just don’t make sense on but we scheduled the showing before the listing agent sent the extended listing packet.

Will the LLC that I have extend to Airbnb management? 

In most jurisdictions that are primarily democrat elected judges they will extend the sale date so long as no prior extensions have been granted.

And you can stay there for extended times while still renting the main house out..
