In saying that some have in house maintenance and they show you invoice of their own maintenance arm, you have an INV but its internal and you can vet it.I think that once you have a large portfolio, with say 25 units or more you can create your own website with maintenance request sections.Then you can track the requests and at least know that they are real straight from the tenants.

all of my term loans are " portfolio" AKA Commercial Loans, terms are decent, generally Prime +1 3 or 5 year arm, amm'ed over 15 years, they will go longer, but i want to force myself to pay them off. they will go 80% LTV, but I wont go more than 60% cost to do the loan is usually around $600-700 and the renewal is usually $100

The proposed refinance = 30 years, monthly P/I = $670, rate 4.75% 5/1 arm portfolio loan, but closing costs seem high at $2400.Goal is more cash flow to put toward additional properties.

Making requirements of 21 and married is asking for trouble as age and familial status discrimination are prohibited.I understand not wanting college-aged individuals to tear your place to bits, but explicitly stating the requirements you have seen can get those landlords in trouble.
