Don't attempt to figure things out on your own or act as a GC or PM when you are using other people's money. 

I am still personally buying rentals but I am not expecting much in the way of cash flow at the moment.

Overwhelmingly though, the weather and weather related things were enough to offset the negatives.So, I figure a much more interesting question would be Why do people live in New York City?

Do some research to figure out what type of property—long-term rental (LTR) or short-term rental (STR)—best suits your goals.

I don’t have a problem paying a couple grand to remove some of the just figure it out stage of learning and utilizing expertise of people that already do it. 

Contractors are not able to figure this out, what kind of engineer should I look for?

Ideally you would want to transfer the funds you expect to use for the purchase to your new entity for your records to create the separation from personal to business. 

There's a ton of blue collar and healthcare jobs that are providing a tenant demand for houses in that rent range, and more to come with Blue Oval City expecting to be operable in late 2027. 

They've been very underhanded and petty though, I do expect a court filing if we simply ignore.
