You have to be willing to play the long game and overpay with the intent that eventually after renovations you will take maximum market rent and turn a profit.

Since the remaining tenants have still been paying, I'm not sure that I can treat the MIA tenant as absent.Let's say the remaining tenants decide to move out (probably because they will eventually have trouble paying) and I make the refund check payable to all the tenants per the rental agreement (and to protect myself against claims from the MIA tenant), but they can't cash it because they can't reach this third roommate.Any recommendations on what to do with the money or what course of action to take?

☺️)...you might talk with the realtor and it goes on the MLS and it sells to someone else....or it might sit on the MLS for a while and you eventually get it.My point is, as a realtor and investor myself, put yourself in the other person's shoes...they don't want to feel "pushed" or like someone is trying to take advantage of them.

Payment is $450 cheaper ($4400 PITI v $3990 PITI).This is a house hack where the tenant is paying $2100 in Y1 with rent scheduled to increase to $2200.This HH is on a VA loan and I’d like to refi into a conventional loan eventually to reuse my benefits.
