Washington DC has low height restrictions and many neighboring communities have single family zoningIf you tell anyone in the area you are looking for a duplex in NOVA or MOCO they will look at you like you have six heads because they don’t exist.

I do deals in PG, MoCo, DC, NOVA...PG great, but very competitive for any listed properties as was previously mentioned.

For example: There is a company that builds homes in Nova Scotia for people to rent to own and they are looking for investors to fund the down payments of their construction loans.

Like a couple of you I just retired from navy after 28 last in NOVA and came back to HR to work and enjoy grandsons.

My wife and I have located a duplex we're interested in buying I've ran the numbers and in my head they make sense but its always good to have other pairs of eyes look them over.I'm using a VA loan with no VA fee (disability) and I'm not required to put any of my own money down.

The rate shouldn't make that big a difference, @Nova Mendoza.

Also, I am located in NoVA.
