Our plan is to purchase again with a better mindset of turning that into a profitable rental.We have diligently completed all the necessary steps and are on the verge of signing a management agreement with a property manager.However, we are experiencing some doubts.  1.

I am planning on not resigning my lease and starting of my RE venture. 

My recommendation to serious real estate investors is buy an opportunity in any segment, do the math (it's all about the ROI; some investors fall for the 'commercial' is more prestigious chest thump to find that losing money isn't very prestigious at all), and plan on proactively running a business. 

Then try to figure out if its best to have their funds go to a CRT or if we as a nonprofit can create a 403(b) plan for the investors.

If you don't plan on allowing 4+ cats in your rental in the future you shouldn't start now.

This move is such a great example of what determination, solid planning, and truly listening to investors’ needs can achieve.

Sometimes it makes sense to have a back up plan for a DST. 

I own a home which I’m currently living in and planning on making a long-term rental property as well once I move out.

If you aren't planning on ducting, then mini splits can be the way to go.
