You should be able to say to all things that can distract from your goals investing.

Cons are some expenses (everyone worries about this, but if you're doing more than one transaction a year, you shouldn't) and that getting licensed can be a distraction from investing. 

It's just that the metrics around it have changed and you have to be realistic and not distracted by the hype. 

With regards to net worth, It is no longer being worth doing anything when it keeps you from doing something more valuable with your time.I can imagine house hacking being such a distraction and annoyance that it could easily keep you from earning an extra $1k or $2k per month.

It distracts you from making money.

I don't think he's convincible, but if you still want to try, you both need to learn how tod do market analysis using Dollars NOT percentages...or any distraction numbers like school systems, area income +/-, population +/-, etc...
