Are there any local meet ups or websites on where to find more people who have a moderate level of experience meaning they are  somewhat experienced but still looking to collaborate and network with more inexperienced investors like myself.

Many people invest in real estate using an SDIRA or even better a Checkbook IRA.

I think the biggest roadblock has been the lack of true testimonials of successful people in these programs.  

In general, most people value STRs for sale based on the income of the STR.

I did a poll of 700+ people who invested in real estate and less than 2% would want it to be tokenized.

This is a great place to learn and to connect with people so take advantage of all the great resources.

What baffles me most is how easily people jump into these investments in unfamiliar neighborhoods - especially out of state! 

That sure is a pretty looking bridge, I hope the local people find it to be a very useful thing.

People try to say "Well it's technically a service dog, but..." 

Hopefully the permitting people are nice and will offer some guidance.
