In the future try to do a little more due diligence before bidding as it will eliminate some of the uncertainties you are dealing with now.

I don't have direct contact in the Acquisitions department as I work with their environmental due diligence team on Phase I Environmental Site Assessments.That said, I echo @Chris Martin in warning that the environmental and engineering feasibility process can easily take a year or more.  

Sheriff sales require a lot of due diligence anyway and not being able to get inside a property is a huge risk.

You can 100 percent can buy and sell on your own if you put the work in and due diligence.

Make sure to do your due diligence when acquiring your next property as you will need to make sure the rents can cover your mortgage payment.

@Jay Hinrichs Developments are definitely BIG money makers, but thats also reflected with the risk associated.That's why these projects take so much time and capital, but if you make the right judgements for project selection, and do all your due diligence, it'll turn out well.
