I'll be digesting this for awhile.The question on whether to use my cash as seed capital vs direct cash is one that will take a lot more reading on my part, plus likely copious amounts of math. 

There is a lot of information on here to try to digest.

You might have to clean up graffiti every day but it could be a cash cow.

It might take looking at 100+ properties until you find one that will be a cashflow cow for you.

I find that Podio is a lot to digest.

I have 5 rentals that I have owned for several years now, all 'cash cows' throwing off money, with few maintenance problems.Since Christmas, I have had to replace the water heaters in 3 houses, had the blower motor and control unit in an HVAC unit go out, and have a pipe under the foundation of the fifth house start leaking requiring two holes in the foundation!

Not cash cows but I think they are good starts.

Look for the real cash cow, silly!).  

Your age is a benefit if you buy your first property this year you could have a paid off cash cow when you’re 54ish.
