@Sue Deng  please take no offense.. however If you do not even understand this basic question.. and folks in foreclosure are under EXTREME duress and stress how is someone like you remotely going to help them.. other than for your own self serving gratification.to come on BP and ask this question just floors me personally.. the blind leading the desperate and this usually leads to those your trying to rip equity form to end up just losing their house. 

I know it's illegal to tell a buyer what other offers are on the table and I'm wondering if they used my apparent desperation to drive the price up?

He has stated that he wants out of the business but doesn't seem desperate to sell.I came across a similar thread from about a month ago and a few people suggested "terms" and "quit claim", neither which I am familiar with.

it is good to keep it fun and not so serious and desperate.    

Hello everyone, I am in desperate need of assistance.

I know I have a lot to learn and I probably sound like the complete newbie that I am, but after reading a few other introduction posts I feel confident that I can receive the information and help that I desperately need on this site! 

Usually I count these to gauge how desperate buyers are.

I don't look at anything under $300k.Doing a no money down deal doesn't mean the seller is desperate.

I assume he will not take it but you never know if he becomes desperate/motivated enough.  

I have bandit signs out for We Buy Houses and it seems the tenant base has either become smarter or more desperate in the area.
