If I could go back I would have borrowed from everyone I knew, but this was my first stab at taking advantage of a depressed market, so I gave all that I possibly could at the time.

I can't control what other investors are doing, but I'm not going to buy, for instance, a duplex on a street of duplexes because that's going to depress appreciation and rent increases.

There're so many factors pushing on PR for a positive future, and many that have slammed the island recently to depress the current market. 

:The data is not the problem, the problem is potentially being rejected by underwriting because the predictive FICO model deems you as high risk.I would imagine expanding the data over a longer time period (say 20-30 years) would show those same people have a much better chance of paying you back. just because they made a calculated risk in the worst housing market since the great depression doesnt really tell the whole tale in my opinion.I do however see your point and that would not be good forcing out legit buyers.

It is slowly improving, but the entire Chicagoland market is pretty depressed.

There are depressed areas and there are warzones.

Beautiful home destroyed, they never got a job, got obese and depressed in 7 months, clogged septic and backed up the sewage into homev, a bunch of animals unexpected, they threatened to sue me and squat a few months into the summer.

That is why the value of this building is depressed.
