Took about half a year to learn how to walk, talk and even eat again, but bounced back to my love for real estate investing and the two things that transitioned me from just wholesaling to actually buying deals as an investor was creative finance and private money.Bought my first rental property in Easley, S.C. owner finance and one of my best rentals I still own today was bought subject-to!

I've been buying and renting here since 2009, the deals are hard to find these days but definitely out there!

While his loan isn't assumable, you could structure a deal where you take over payments while giving him equity in a seller-financed second note.

For a while I looked into medium size deals like 30-50 units in class B neighborhoods, but ultimately could not negotiate a deal to the point where it would have made financial sense.

On the co-living - we do a lot of co-living / padsplit deals on our team and are very well versed when it comes to advising on the strategy in the Atlanta metro.

I have called some local lenders (I prefer to deal with local banks if possible), but have not gotten very far.
