When you screened them, did their background come up fine except for a couple of evictions or court appearances that they were eager to talk about and had long and detailed explanations for?

and... if you still want to try LTRs i'd stay within a couple hours of NJ even if you don't get to a crazy low price point - like the lehigh valley.hope this helps.

It just focuses on those people that missed out buying a home, even if it was for a minor amount, like the first couple in the article that got beat out by less than $10,000.  

Multi-family properties typically draw transient tenants, singles or couples without children, who stay only 1–2 years and cause moderate to serious damages.

That is, buy one home in city X (where I don't live), live in it a couple of months let it be an STR the rest of the time and then the next year (or in two years) repeat again in the same city. 

I am betting you didn't put this (or the other ones) home on the market to then become the bank for someone who only has a couple thousand down and no credit instead of selling to a verified buyer, right?
