You must get written consent when you do this from the leaving tenant.   

As stated above, if the contractor hired the architect without your knowledge or consent, I would argue that those costs fall on him or her. 

Most like she isn't allowed to add an occupant without consent of the landlord. 

How would I know the Airbnb pm company or anybody else isn't opening his or her own account and listing my property to earn money separately without my consent.

The reality is there aren’t many judges (if any) who will force the sale of a property in a situation like this, if the seller doesn’t consent to the sale.

On a scale of inappropriate to unethical to illegal, 1) where does the property inspector fall on sending the reports to the seller's agent and 2) where does the seller's agent fall on sharing our inspection reports with her client without our consent? 

It's never "slimy" to create an agreement between two consenting adults, that doesn't violate the law.I find it wise and thoughtful to provide tenants with what the market demands, at rates that the market justifies.
