We just completed 6-unit one bed one bath apartment in midtown Sacramento, CA As we are considering doing MTR, your feedback on how to move forward with this plan is appreciated  

If not, then you really need a strong legal structure stating how these properties will be governed going forward, including management, tenant selection, capital expenses, etc.

Moving forward in my  commercial leases I will now include language making the placement of thermostats the landlords decision with additional language prohibiting the relocation. 

We started raising the rents on the 3 and 4 BR units until the rate of leasing slowed to a normal pace.Fast forward two years and we found ourselves with higher vacancy on those same units. 

Fast forward to today and I am financially free with in Painesville, Ohio a 27 unit, 24 unit, 21 unit, 20 unit 15 unit, 12 unit, 8 unit, and 6 unit.
