They filled out an inquiry form on a listing site that mentioned their desired move-in date. 

I found a property on the sheriff's site that I think is a good opportunity at the right price. 

If your going the CC wrote, which Crum you just made it sound very complicated (moving parts to pay a bill), might as well get the three CC's and the max limit you can.

Are there mid term rental sites to find them?   

I have found some options which seemed ideal in sync with the BRRRR method, however from looking on sites like Zillow and Redfin, there just seems to be so many available options, for nice rentals and good rates, so would it even be ideal to buy in the area if it would be so difficult if even possible to find a tenant?

Just because you are new to investing, new to the site, or new to a meetup doesn't mean you shouldn't show up prepared.
