If you ever decide you want a more passive approach, there are turnkey companies out there that handle everything for you.

I know this is an old thread.I'd like to get a more recent opinion of these apps.I think the DFD options is very interesting.What we want to do is endorse one of these for our Real Estate Club in Greenville, SC and have a contest for our members to see who can find the most deals with the software.Maybe try and get a rep from the company we choose to come and speak at one of our in person meeting and also negotiate a longer trial window if possible for our members.

My guess is that their mentors are similar, no barrier to entry, and no major organization or entity that holds them accountable for ethics. 

Thank you Eric.In addition to the rental properties, my wife and I have a paid off house, paid off car, and about $1.4m in retirement accounts, brokerages, and savings.We live in a HCOL area and our expenses are $9.5k per month even though we live pretty modestly.I set out initially to have real estate pay for at least some of my expenses in order to give me more freedom and financial security.Is your wife quitting too?

S&P500 index is propped up by about 7 companies that make no material value with P/E ratios of about 3% for the market average.

Also helping was a relationship with that bank (deposit accounts) and good credit.
