If, on the other hand, you were unable to re-rent until October 1, then the tenant would owe you for the utilities for August/September because the deposit would be forfeited to pay for the lost rent for the month of September.

The registration is a refundable  $2000,  you forfeit the deposit if you are a winning bidder but don't close by 4pm that day.

Instead, if a homeowners’ association foreclosed on a lien for unpaid dues, Wells Fargo would forfeit all of its rights in the property.

You don't have to forfeit your $1,200 investment over $8,000 that will be negligible over the long run.

So basically, you are saying, I may pay cash, or I may finance my purchase - but if I fail to close (barring other contingencies, such as inspections), then I forfeit my earnest money.Most sellers and listing agents are going to want proof of funds or a legitimate pre-approval letter to accompany such an offer.Hope that helps.

Wait for it to go through to be tax forfeited?  

If the application falls thru because of untimely or the lack of cooperation from the tenant, or any other wrong doing, I forfeit the holding deposit.

As per our lease agreement, they forfeit the security deposit if they don't complete the term of the lease.

It is better to secure a tenant at a lower rental than forfeit a full rental each month.
