It's middle class, low crime, clean & zoned in one of the top desirable High schools. 

If it costs $500 to fill the oil tank and the tenant leaves it empty, that's $500 less you have to cover unpaid rent, cleaning, and repairs.

If it was something wasn't cleaned, they need to let you know right away otherwise how do you know if it was them or the previous tenant? 

When someone becomes motivated, they actively search for solutions to their problem.

I know people that are really good at their trade (plumbing, cleaning, electrician, etc) but they don't have financial discipline, they don't know how to market, they suck at customer service, they don't use tools to their advantage, etc.Cody Sanchez (lady in the video) buys different types of businesses and makes them profitable by applying basic business disciplines.

More of a short-term solution if you're looking to do a value-add or bridge into longer term financing on the multi within 6-12 months.

Not sure if we'll do more, but it surely won't ever be high volume...so expensive or highly customizable solutions don't make a lot of sense.

I think it is the best of the bunch.In the end there are no great solutions in this category.

Never had an issue in 5 years of this when tenants have moved out I just send my house cleaner in for a deep clean NO turn over costs other than that.
