I was able to find a great agent and made it happen.

Lastly, if you want cash flow so you can quit your job then you might want to consider strategies like flipping, Airbnb, property management, and being a real estate agent.

I would take Travis advice to heart as he is from the area.My advice was going to be to find an agent or PM or an investor who is making it work and follow their lead. 

Have contracts or covenants that keep newer homes there and keeping yards clean.

When we create our business plan, we also include our exit plan.We'll only proceed if we can clean this up, acquire new tenants at higher rents so we can increase our NOI, which in turn should reflect our cap rate and profits.Since this asset class is new to us we will tread cautiously.Scheduled to preview tomorrow.
