Indiana has several markets that can hit the 1% rule, particularly with duplexes and small multi-family properties.

From my limited research so far I believe I'm most interested in BRRRR and Multi-Family.

While the traditional approach involves buying a multi family property, living in one unit and renting out the other - with rising prices and interest rates; others have considered renting out bedrooms as unit spaces. 

I just moved to Michigan and I am looking to get another property-could be a single family rental or multi family, duplex , or anything for cash flow.

I’m currently selling my main house and wanted to house hack but the only multi family properties coming on the market are like $1.2 million for a duplex and it just doesn’t math :/ Home prices here have always seemed to be higher than most areas. 

For LTRs, prioritize markets with population growth and strong job markets.Wherever you choose, work with an investor-friendly agent who knows the local market and can help you analyze deals.

If they choose to dig in and fight, I watch them like a hawk and document every infraction until I have enough to get rid of them.

Hello @Daniel Reed,The supposed advantage of multi-family properties over single-family homes is misleading when you look at financial performance.

However, between the much lower mortgage interest rate in Europe and a better tax treatment in the US, I'd choose the former.

There is such tremendous demand for inventory in EVERY niche - primary residences, LTRs, MTRs, STRs, flips, multi, absolutely everything.
