If its less then I will have to carry the remainder of the loan and possibly be forced to pay it in full as well (or switch it to a personal loan since theres nothing to take back if I default).

Sell for $400k, he'll carry $100k of that interest only, and gift 10k/year for 10 years.I really don't want to pass this up, but putting in the amount of money needed for a tiny bit of cash flow, or losing money each month for a couple years would risk running out of money and pushing me back to a regular job.Would you pass on it?

Project like this is a year at least right. cost to sell and carrying costs land at todays HM rate 12 % thats 120k commish                                       200k so maybe net 750K or you think you accounted for those in the  2 million ?

Usage of a credit card should not be over 1/3 of the line of credit and it's okay to carry the interest payments for a few months and pay only the monthly payment amount.
