In my short time on BP, I have made great local connections, great friends and relieved some amazing advice from brilliant investors.  

I did hear from Corporate headquarters that I was lucky to be in a position where I could learn from such brilliant top management I finally said to the president of the corporation it was strange how their brilliance didn't show up til I did, which got me a very long silence but nothing else. 

I read that and I was like BRILLIANT like the old Guinness commercials. 

@Serge S. runs the most brilliant management set-up I've ever seen for smaller spread-out stuff.  

Brilliant to see people starting as early as you are.  

So clearly no brilliant advice for you, only letting you know the conclusion I came to as a NYer myself wanting to get into cash flowing properties.

Great book, a bit long and drawn out at times, but a good aspect of brilliant minded investor.
