It's possible to find a great deal, but not where my buyer wants specifically wants to buy, not matching no. of br and ba he wants to have and etc.?

I have had luck in the past with my realtor pulling the listing for a week or two, freshing up the listing and relisting at the same rate and getting it rented quickly.  2.5 weeks doesn't seem un-reasonable to me.

Our highest bidder, a downtown-based construction GC business, could not tell us what grade of lumber was quoted, would not share what brand of garage doors they used ("local vendors"), would not identify their steel beam and column supplier or water service vendor.

Fresh landscaping, new paint, new layout, add a bath, a room, a garage, finish the basement, new roof, kitchen etc are just some ways to add 20,30,40K to the value with sometimes minimal investment.

That is a $40K discount or $40K cash back to you as an Academy investor on a brand new $400K home from one many national builders across multiple different markets.

We will see if it follows the same trend.Adam - Are you noticing any difference in pricing trends between fresh new construction and existing single family homes (say 5+ years built or older), on Cape Coral?
