Targeting returns with REI is based on market analysis.

Then adjust based on both your and their view of the world.  

I don't try to evict based on neighbor complaints as those aren't super reliable and the people likely won't show up to court. 

If they try to hide who their current landlord is or lie about it, you can simply deny them based on that.

My question is, If one is to be strictly commission based, Is finding a broker with mortgage industry similar to finding a broker with real estate?

The single biggest issue in my way currently is obtaining enough cash, whether it be my own, or through partnerships or family/friend-based lending (which I am very hesitant about to begin with as this could potentially strain relationships unnecessarily when money is involved).
