All I do know is that in the 9.5 years that I have owned a business (7.5 in RE) there has been 100's of ups and downs, and things ALWAYS get better, so my very highly assumption is that that will happen again this time...I guess we will find out lol  Oh on a more positive note, I did want to say that I was able to go to Costa Rica for 8 days with my wife for our 10 year anniversary.  

Leave well enough alone, and take your significant other out for a great dinner to celebrate once you close.Regarding the timing to have them sign.. some of these asset managers at FNMA have hundreds of listings, and they have not been very quick in my experience.

Tenant friend thinks, my landlord friend won't mind if I pay rent when I get the money after making bail from the party at the property in celebration of my prize winning ptibull (sp) breeding/fighting operation I'm carrying out in the basement and back yard of the property.

I know you have a couple under contract now from your Carrot sites and marketing you've implemented, so when you close one we'll have to have a celebration on our next mastermind call man! 

And I'm glad to see someone of your celebrity caliber still responds to us little guys :)
