All of what I hear is from investors who started out with no kids, some not even married, meaning they just had to worry about supporting themselves.Is there an experienced investor out there that got started in real estate investing when they already had kids, a spouse, a house and other responsibilities that they accumulated before they jumped to RE investing?

A few years ago during my more aggressive accumulation period/mode I held back expenses.  

Accumulated nightly rents are higher than current monthly payment.For a long term buy-and-hold, I don't care about the purchase nearly as much as I care about the monthly cash flow.

He said when I accumulate more, we can buy a commercial policy.I plan on opening two accounts (one for condo, one for the 12) as there will be two management companies accessing the accounts.  

However my contract is set up with the $4000 down and my key worry they accumulate $100 a month towards their down payment.

I had to put all my reserves into the property and had nothing left to catch up the arrears that had accumulated. 

Insurance is for both wealth accumulation and protection.

I want to buy and hold RE and collect rent and over time accumulate enough to live off my rental income.

All of the money that I need is already in my checking ready for use, and all of the money I make during the month just accumulates in a savings account until I am ready to move it the next month.
