I was also looking at the outskirts of San Bernadino County, like Joshua Tree or 29 Palm.

I believe Raleigh has favorable macro-economic factors, yet is still semi-affordable compared to other hot markets such as San Diego, Denver, and Seattle.

I've had Jose Lozano at Best Conracting and Remodeling do some lighter work for me over the past couple of months. 

Finding a cash flowing property in San Diego is not easy, so this is a fairly rare opportunity, and I can self-manage it.Because I am closing soon on my new house, I don't have as much time as I'd like to meet equity investors the traditional way (meet ups, networking, etc.) and am looking for something fairly quickly.

Our current investments have been in San Diego and got lucky with appreciation and rental rates, but we realize that we need to explore out of California for an investment to make sense.  

I have to assume this is a situation many others have found themselves in before and so I'm hoping there could be some clear guidance on process and legality.Situation: There's a prospective landlord in San Francisco with no next-of-kin and no social ties to name a recipient to transfer ownership of their property to after they pass away.
