I’ve been passionate about real estate investing for a few years now, but relatively new to the game.

Initially we thought weekends for football games, homecoming, graduation and ect would be our clientele but  I’m liking the idea of weekly stays from these types of guests.  

Being able to tailor terms and close quickly is definitely a game-changer, especially when traditional lenders can’t offer the same speed or options.I’m curious, what kind of deals are you focusing on at the moment?

While I am not in middle TN (I did used to live in Rutherford County, though), I am in the STR game and self manage.

Joining a mastermind/mentorship program was a game-changer for me.2.

Switching from Appfolio to RentVine with 1100 SF doors was a game-changer for us, and our only regret is not making the transition sooner.

Depending on repairs and updates, $40K could get you close to furnishing the home, but if you want to add profitable amenities such as a game room or hot tub, it would be more.
